Preventing the next one

After the repair, the cause gets fixed: heat tape with a thermostat on the exposed run, pipe insulation where it does something, sealing the crawl-space air leak, relocating a line out of an exterior wall during a remodel, or a frost-free bib where an old one was. Winterization for homes that sit empty

Can I thaw a frozen pipe myself?

If you can see the pipe and it’s accessible, a hair dryer from the faucet side back toward the freeze is safe. Never use a torch. If the pipe is in a wall or crawl space, or if you’ve found water once it started thawing, call — there’s a split somewhere.

What temperature should I leave an empty house at?

55°F minimum if it’s not winterized, and only with a low-temperature alarm that will actually reach you. Anything lower is gambling with a furnace that may fault during a storm. Better: winterize fully or install a smart shutoff.

How much does a winterization cost?

It depends on the size of the house and the number of fixtures, and it’s quoted flat before we start. It is always cheaper than one split line in a crawl space.

Does heat tape work in Teton Valley?
